Let’s give you some perspective on the Las Vegas Real Estate Market as a whole. We believe our market has bottomed out in terms of pricing; or, that we will see minimal negative changes moving forward.

When will our market start to recover? That’s a very strategic question and one that is difficult to ascertain. We’ve seen reports from real estate analysts from one to three years in terms of when they anticipate our marketing moving back into homes appreciating in price.

One of the things that we try to underscore with clients when we are out looking at homes is the importance of selecting the right neighborhood, whether you investing or buying a home for your family. This decision can have a tremendous impact on your appreciation moving forward or ability to rent the property out easily.

You want to look for: a neighborhood that does not have a huge supply of homes that are built and empty or scheduled to be built, one that is close to good schools and proximity to retail centers, is  no more than 5-10 minutes from a freeway, being close to the Las Vegas Strip can be a good thing, as that is where many of our workers are employed. Finally, look for a neighborhood that is well maintained – your surroundings are critical in terms of your home appreciating in value moving forward.
