- Real estate is tangible – it isn’t subject to a business plan, market gyrations, product life cycles – forget the stock market, real estate is the best way to build long term investment value!
- Our current market is truly a “buyer’s market” – the current downturn in our market has created significant opportunities to buy Las Vegas real estate that can generate a sizable return over a long period of time.
- Buying low ensure profit later and we haven’t seen low prices on Las Vegas real estate like what we have now in many/many years.
- We are not advocating buying Las Vegas real estate and thinking about “flipping” it for a quick resale – this is not going to happen in this current market, you are buying for the long term.
- Think about the OPM (“Other People’s Money”) rule when you invest in Las Vegas Real Estate – you are putting down 10-30% of the purchase price of the house and there is nothing wrong with leveraging the bank’s money. You can’t do this in the stock market!
- Think about flexibility and diversification when investing in real estate – you have the ability to pick a house near the Las Vegas strip for example; meaning, you will have built in demand from renters who want and need to be close to the strip for their jobs.
- Where is the bottom in the market? No one has an absolute answer to this question. But, the time to buy is when prices are at historical lows and we are there right now!
