In the last 90 days Las Vegas Real Estate trends have changed dramatically. The market has bottomed, investors are moving into the market, entry level homes priced in the $0-150K range are generating multiple offers above list and Las Vegas Real Estate is rebounding! The market is not as dynamic in higher price points, but we are seeing signs of life here as well.

Las Vegas Real Estate Trends:
- Financing is the order of the day – make sure you have yours in place prior to starting your search.
- Older neighborhoods are becoming magnets for investors – they are finding a home that may need some TLC or rehab work and snapping them up for rental properties.
- There are great bargains in the market for new homes – builders know they have to compete with the raft of Foreclosed home sales that are driving our market, so they are pricing “to sell” accordingly.
- In this high speed market work with a Realtor that is Certified Distressed Property Experts; i.e. they have been trained to handle Foreclosure and REO homes. Small plug, most of our team members have this certification; believe it or not, this certification can help your paperwork move faster through the system and they know their way “around a Las Vegas Foreclosure.”
- Be prepared to pay above list if you are buying in that $0-150K range; again, multiple offers are the order of the day.
- Think and buy local when/where you can – meaning take a hard look at the home, neighborhood (how many foreclosures in it), maintenance issues, nearby shopping, freeway access, etc.
- Don’t be afraid to buy a home that has some damage – this can be a great bargain if you just have to do some modest work on the home (painting, carpets, some plumbing perhaps). Many others may pass on this type of a home.
- Know that our cosmopolitan city is drawing people from all over the world – some are buying homes sight unseen – you may have to make your decisions quickly if you want to get that great deal.
