Now that you’ve fallen in love with all the glitz, glamor, solitude and charms that Las Vegas has to offer here are a few points you should consider as you start to buy Las Vegas Real Estate, if you live outside the United States.
1) Goes without saying, but work with a Las Vegas Real Estate Firm that understands your special needs – you need an expert guide that understands and protects your interests as a buyer. You should know the realtor working for/with the seller here in the U.S. is legally obliged to protect their interests.
2) You may or may not want to contact a financial specialist in your country or attorney prior to or while you purchase a home or property in the US. You certainly need to consider the ramifications of our local tax laws and how they impact your purchase decision, process and financing.
3) Get your Financing done first if at all possible. The Las Vegas real estate market is very fluid and fast paced right now. Getting your financing in place prior to going shopping for that special dream home will help you in a number of ways.
4) Inspect your new Las Vegas home or condo yourself, unless you absolutely cannot make the trip. Yes, you can rely on photos, videos, virtual tours, etc. But, you get a much broader perspective of a home, its neighborhood, local amenities, proximity to entertainment venues, etc. by physically taking a tour of the home and local area.
5) Hire professionals to help you with a final inspection – we don’t counsel our international clients any differently from our local customers. A house inspection can save you a lot of heartache and trouble down the road and save you a great deal of money.
6) Titles and title insurance are subjects that you will want to have a good grasp of – any knowledgeable realtor will have the partners who work closely with them in these fields to help to educate and protect you.. But, you should know all real estate transactions here in the states are closely tied to the Title and Records that are tied to it. Title insurance will protect you as a real estate buyer if for any reason title ownership becomes impaired (“clouded”) for any reason and should be obtained prior to the sale closing.
7) Visas and time here in the states – 90 days is the typical time that is issued for a Visa for a visitor here in the US. But, you may have more time than you thin, as there are a number of special US visitor Visas and extensions, including the US B2 for visitors and business travelers.
